Faxy: cleaning management software for rentals and hotels, built for our client
Faxy organises the cleaning between one checkout and the next check-in, for short-term rentals, property managers, hotels, guesthouses and cleaning companies. We designed and built it for our client, and it is live: a planning board for the office, an app for the cleaning team that works without signal, and a portal where hosts follow every clean.

The problem
Between a checkout and the next check-in there are a few hours, and a lot has to happen: someone has to be assigned, get there, clean to a standard, bring clean linen and report what they found. Operations that run this on spreadsheets and message groups find out about a late clean when the guest is already at the door. Our client wanted one system for the whole cycle, from the booking that creates the job to the payment of the person who did it.
What we built
A product used every day by three kinds of people: the office that plans, the team that cleans and the host who pays.
Planning board
The day's schedule in one view: jobs move between people by dragging, unassigned jobs wait in a queue, late ones show up in the day's operations, and a warning appears when a clean would end after the check-in.
Bookings in automatically
Each property's booking calendar link brings its reservations in on its own, and jobs can also be created by hand.
Linen
Sets tracked per property, at the laundry and in transit, with a delivery route from pick-up to drop-off and a count at the front desk.
Quality
A checklist with photos on every clean, inspections scored from 0 to 5 and a queue of properties waiting for inspection.
Money
Daily and monthly closing, the payout of each cleaner worked out, an invoice per client and Pix payments recorded, with each period open, closed or paid.
Host portal
Hosts request a clean, follow its status, get told when it is done, score it from 1 to 5, report a problem with a photo and see reports per property on cleans, quality and cost.
How it runs today
Faxy is live and sold through a booked demonstration, with a proposal sized to the number of properties and people.
An app that works without signal
The cleaning team sees route, checklist, photos, what they are owed and any incidents. Without signal, the app keeps everything and sends it when the connection comes back.
Vetted cleaners
Every cleaner goes through five steps: a referral, an identity check with document, selfie and liveness matched to their CPF, a criminal record certificate, a practical test and training.
Each company's data kept apart
Data is separated per company and handled under Brazil's data protection law, with consent recorded and a deletion period.
Who looks after it
We do: Francos Digital Solutions hosts, monitors, supports and improves Faxy.
Technology
A TypeScript platform: a NestJS GraphQL API, React apps for the office, the hosts and the cleaning team, and PostgreSQL with each company's data kept apart, running on AWS (ECS Fargate, RDS, S3 and SES), with the infrastructure defined in Terraform and monitoring through OpenTelemetry.
Result
Faxy is running well: monitored around the clock, with no downtime and active support, and the improvements keep shipping.
